Encapsulation is phase three of our process. Done right, it's a system: heavy vapor barrier across every surface, foundation vents sealed, a dehumidifier holding about 50%, and an exhaust fan holding the space at slight negative pressure — aligned with NC building code and DOE research.

The wrap isn't the point
A lot of homeowners have been sold a nice white plastic wrap and told that's encapsulation. It isn't. The vapor barrier exists to give the dehumidifier something small enough to actually control. Without the dehumidifier and airflow, all you have is a clean-looking room that's still humid — and mold doesn't care what color the walls are.
Why negative pressure matters
Roughly 40% of the air you breathe upstairs originated in the crawl space. An exhaust fan holding negative pressure means stray air moves out, not up — so if any moisture, spores, or radon does sneak in, it doesn't end up in your bedroom.
Crawl Space Encapsulation vs. Vapor Barrier: What's the Difference?
A vapor barrier is just one part of a full encapsulation system. A vapor barrier is the heavy plastic sheeting that covers the dirt, walls, and piers to block ground moisture. Encapsulation is the complete system: the vapor barrier plus sealed foundation vents and a right-sized dehumidifier that holds humidity near 50% year-round. The barrier alone slows moisture; only the full system with active dehumidification actually keeps a Triangle crawl space dry.
In our climate, a vapor barrier by itself isn't enough. Summer dew points in the Triangle sit in the 70s for weeks, which pushes vented crawl spaces well above 60% humidity — the point where mold starts to grow. That's why every encapsulation we install includes a crawl-space-rated dehumidifier and proper airflow, not just the wrap. If a company quotes you a "vapor barrier" and stops there, you're getting a partial fix that will likely drift back to damp by mid-summer.

How long does crawl space encapsulation take?
Most encapsulation jobs take 2–3 days for a standard Raleigh-area home, and a little longer for larger or tight, older crawl spaces. If your crawl space has mold, the full process takes longer by design: we install a dehumidifier and let it dry out for 4–6 weeks before we remediate, because remediating a damp crawl space just lets the mold come back. You don't need to vacate — we work under your home, not inside it.

Vapor barrier vs. full encapsulation — what's the difference?
A basic vapor barrier is a thin sheet of plastic laid across the dirt floor. It slows ground moisture but does nothing about humidity coming through the walls, through the vents, or in on humid air. Full encapsulation seals the floor, walls, and piers, closes the vents, and adds a dehumidifier and exhaust fan. That's the combination that actually holds humidity below the mold-growth line.
Do I need a dehumidifier?
In North Carolina, yes. A vapor barrier alone can't drop humidity — it can only stop new moisture from evaporating in. Between our summers and our clay soil, most Triangle crawl spaces will still climb above 60% without active dehumidification. The dehumidifier is what lets the wrap do its job.
Sealed vs. vented crawl space in North Carolina?
The old code required open foundation vents on the theory that outside air would dry things out. In our climate it does the opposite: warm humid outside air hits cool crawl space surfaces and condenses. Current North Carolina building code and Department of Energy research both support closed, conditioned crawl spaces. Sealed wins in the Southeast — every study we've seen agrees.
Do I really need a dehumidifier, or is that an upsell?
It's not an upsell — it's what keeps the crawl space dry permanently. The encapsulation wrap largely exists to help the dehumidifier run efficiently and hold humidity around 50% year-round, no matter what the weather does. Without it, the humidity comes right back.
What maintenance does an encapsulated crawl space need?
The dehumidifier has a filter that needs cleaning, similar to your HVAC. We recommend a check about every six months to catch small issues early — like a minor plumbing leak — before they become big ones. Ongoing maintenance is also what keeps the longer warranty options in place.
My humidity reading went up after it rained — is something wrong?
Not necessarily. It's normal for humidity to rise after a few days of heavy rain. What matters is that it comes back down. A reading that stays high is the one to call us about.
